Preparing for Your Appraisal

Having a few key items ready can help streamline the appraisal process for Green Hill and ensure a smooth, accurate inspection.

Helpful Documents to Gather (if available):

  • Any written agreements related to the property (e.g., shared driveway or maintenance easements)
  • A list of personal property included in the sale
  • Relevant paperwork such as a title policy noting encroachments or easements
  • Recent inspection reports—such as termite, septic, well, or EIFS (synthetic stucco)
  • A list of major home improvements with dates, costs, and permits (if available)
  • Information on HOA or condominium covenants, fees, and restrictions
  • A list of proposed improvements if the appraisal is to be completed “as finished”

During the Appraisal

You don’t need to accompany the appraiser throughout the inspection, but being available to answer questions and highlight upgrades is very helpful.

Additional Tips to Ensure a Smooth Visit

Accessibility:
Make sure all areas of the home—including the attic, basement, crawl space, garage, and utility areas—are accessible.

General Housekeeping:
Appraisers overlook normal clutter, but a tidy home helps the inspection go more smoothly and leaves a positive impression.

Basic Maintenance:
Small repairs—such as fixing leaks, replacing missing hardware, or addressing minor damage—can help present the property in its best condition.

FHA & VA Considerations:
If the loan type is FHA or VA, ask your appraiser if specific items should be addressed beforehand. Common requirements may include:

  • Secure handrails on all stairways
  • Functional electrical outlets in every room
  • Repairing any leaking faucets
  • Replacing broken windows or damaged glass doors
